Steps to Getting Pre-Approved and Buying a Home

Do you want to buy a home? For roughly 70% of the population, the first step to buying a home is getting pre-approved for a mortgage. If you're interested in buying a home now or at some point, below are the steps to get pre-approved and the info we need to get your home buying journey started!

Step #1

Schedule a meeting, call, or Zoom > This is the way I like to start as I'm able to answer questions and learn more about what you want to do, but honestly it's totally optional in todays world. Many prefer to just dive in fill out an application, round up the documents, and communicate via email and text. If that's you, skip to Step #2. If you want to set up a call or Zoom below is a link to my calendar. Just click on it and pick out a time/day that works for you.   • What do you want to do?

  • What is your timeframe?

  • What does your income look like?

  • What are your monthly debt payments?

  • How much do you have for a down payment?

  • What do you want your payment to be?

  • How is your credit?

Step #2

Fill out an application > This should take you 20 minutes or so. Once you do this I do a SOFT PULL on credit (no impact to your credit score) and with the documents provided (Step #3) can quickly figure out what you can afford and get you pre-approved. CLICK HERE to fill out the application.

Step #3

Round up and provide supporting documents > Below are the documents I'll likely need to get you pre-approved. Once I have a chance to review your application or talk live it's possible I'll need more but below is a good start. All documents can be uploaded securely at the very end of filling out the application:

If W2 employee:

  • Past 2 years W2’s

  • 1 month most current paystubs – last 2 paystubs

​

If Business Owner/Landlord:

  • Past 2 years Federal Income Tax Returns (usually business owner/landlords only)

  • Past 2 Years Business Tax Returns and K-1’s (usually business owner only

​

Retirees:

  • Most recent quarterly statement for retirement account(s) 

  • Social Security, Pension, Annuity award letters

​

All:

  • Most recent bank statements for any account with funds in it that may be used for down payment

  • Copy of ID/Drivers License

 

For All Properties Owned: 

  • Most recent mortgage statement(s) 

  • HOA monthly payment coupon (if applicable)

Step #4

Other financing considerations:

  • Are you looking to buy before selling your departing home? I have several Bridge Loan options that can allow you to access some of your departing homes equity to help with the down payment on your new home and pay off other debts so you can qualify.

  • Do you need help with the down payment? I've got down payment assistance programs that might be able to help you with some or all of the down payment. We also have affordable loan options to help lower income and first time homebuyers more easily afford to buy.

Step #5

Now the fun part. You're pre-approved, now you get to go shopping and pick out your new home. If you've got a realtor I can easily work with them to get your pre-approval and any other info needed to make an offer. Or if you need a realtor, I'm very well connected throughout Oregon with the top realtors in every market and happy to make a connection to help you buy a home.
